Hackers are now using AI to falsify documents.

Yep, more bad news regarding AI. Now fraudsters are using AI to increasingly create sophisticated false loan documents and ID’s.


Two Florida residents have pleaded guilty to charges stemming from their roles in a bank-fraud scheme, which involved falsified pay stubs that conned multiple lenders to originate mortgages backed by the government-sponsored enterprises.


Way back in 2022, Kimberly Williams, an Orlando resident, worked with Kenneth Blair, a mortgage consultant and credit repair specialist, to create false documents to deceive banks into issuing fraudulent loans.


In a separate case, Blair was also charged this month for a similar crime that took place in 2025.  


As a mortgage consultant, Blair sought referrals for customers seeking home financing. In the process of collecting documentation for their loans, Blair was accused of using their identities and then working with Williams in 2022 to fabricate pay stubs for the borrowers, who otherwise would have fallen short of qualifying thresholds.


The scam involved having Blair stealing his customers identities and working with Williams to fabricate pay stubs to meet loan requirements.


Williams then took the names of legitimate businesses, including a New York-based restaurant and a Florida auto repair firm that the borrowers had never worked for, and reported nonexistent wages.


Blair then paid off Williams for the fake documents and forwarded the documents to lenders, who failed to catch the fraud and issued mortgages.   

 

"Williams would and did agree to participate in the conspiracy with Blair, and others, in exchange for payment," according to the legal documents, which were filed in a federal court for the Middle District of Florida.


"It was a further part of the conspiracy that Blair often would and did collect cash payments from the individuals seeking mortgages," court documents additionally claimed.


The Williams case is limited to fraud committed in 2022, Blair continued with the scheme, this time acting on his own using sophisticated documents created by AI. One example is Blair created fake pay slips from a logistics firm based in Daytona Beach, Florida. That action led to a fraudulent loan being issued for $305,000.00 for a Georgia property.


Thanks to AI's capabilities, ID’s, loan documents, receipts, pay stubs and other forms often appear legitimate upon review.


This has led to more and more lenders performing human based fact-checking rather than relying solely on documents.


The mortgage banks victimized were not identified in the charging documents, nor were the restaurant, repair shop or logistics firm wrongly claimed as employers.


Both Williams and Blair face potential maximum penalties of 30 years in prison for their bank-fraud crimes.


The Department of Justice, following an investigation conducting by the Federal Housing Finance Agency and HUD, filed the charges.


The use of more sophisticated documents using AI has more and more bankers calling for enhanced auditing and underwriting scrutiny.
